What drives the price
Two homes on the same street can get very different quotes. These are the usual reasons.
State rules move the price too. See what moves the price in Florida and Texas.
- Roof sizePrice is quoted per roofing square (100 sq ft of roof). A bigger home usually means more squares.
- PitchA steep roof is slower and needs more safety gear. Steep pitches can add roughly 15 to 30%.
- Tear-off layersThese ranges assume one old layer comes off. Extra layers mean more labor and disposal.
- Decking repairSoft or rotten boards found during tear-off are replaced, often at $2 to $6 per sq ft of affected area.
- MaterialMetal and flat roof systems cost more per square than asphalt shingle.
- Where you liveLabor and material costs vary by state. Each state page below applies that state's index.

How we worked these out
We take the typical installed price per roofing square for each material, multiply it by the number of squares on a typical roof for each home size, then apply a state index. The ranges assume: full replacement with a single-layer tear-off, sound decking, average pitch (4/12 to 7/12), standard permits, and architectural shingle as the default. Premium materials such as copper, slate and tile are not covered.
These are typical ranges, not quotes. Actual cost depends on roof size, pitch, material tier, and site conditions. Your exact price comes from the roofer who inspects your roof.
