What moves the price in Florida

A new roof brings wind upgrades with it.

Florida law requires a roof replacement on a site-built single-family home to include a secondary water barrier and stronger roof-deck attachment. In the wind-borne debris region, a home with an insured value of $300,000 or more (or a just value of $300,000 or more on the tax roll, if it is uninsured) must also get improved roof-to-wall connections, but only where that work can be done at the gable ends or all corners for 15 percent of the roof replacement cost. Ask your roofer to list these items on the written estimate.

Miami-Dade and Broward follow stricter roofing rules.

The Florida Building Code names Broward and Miami-Dade counties the High-Velocity Hurricane Zone. Roofs there must meet a separate set of code sections that cover roofing materials, testing and reroofing. If your home is in either county, your roofer's permit and materials have to meet those sections.

Roof age and your homeowners policy.

For policies issued or renewed on or after July 1, 2022, a Florida insurer may not refuse to issue or renew a homeowners policy solely because the roof is less than 15 years old. If the roof is 15 years or older, the insurer must let you have it inspected by an authorized inspector, at your own expense, before it can require a replacement. If that inspection shows at least 5 years of useful life left, the insurer may not refuse the policy solely because of the roof's age.

Wind mitigation credits.

Florida requires insurers' rates to include discounts, credits or other rate differences for homes with features shown to reduce wind losses, including roof covering performance, roof strength and roof-to-wall strength. Those features are recorded on the state's Uniform Mitigation Verification Inspection Form, and a revised version (OIR-B1-1802, Rev. 04/26) took effect April 1, 2026. A new roof changes what that form records, so ask your insurer or agent whether an updated inspection after the job would change your premium.

How these Florida figures are worked out

We start from the national typical price per roofing square for each material, multiply it by the squares on a typical roof for each home size, then apply the Florida index of 1.04 from our state-by-state source data. The ranges assume: full replacement with a single-layer tear-off, sound decking, average pitch (4/12 to 7/12), standard permits, and architectural shingle as the default.

A steep roof, extra layers to tear off, or rotten decking push the price up. Your exact price comes from the roofer who inspects your roof. Sources and method
